No Water From Your Well

No water is the emergency that makes people approve the first quote they hear. Ten minutes of safe observation first will usually make that quote both cheaper and more accurate.

Read this before anything else

Do not open the wellhead. Do not remove a pressure switch or control box cover. Do not test, probe or reconnect live electrical circuits. Do not repeatedly reset a breaker that trips again. Do not attempt to pull a pump. If you smell burning, see scorching, or see water around electrical equipment, keep clear and call a qualified professional.

    Listening from a safe distance is enough.

  6. 6.Does the pressure gauge show any pressure?

    Only if a gauge is visible and safely readable without opening anything.

  8. 8.Before this started, was the pump switching on and off rapidly?
  9. 9.Before this started, was the pump running without shutting off?
  10. 10.Is there a known or suspected pressure tank problem?
  11. 11.Could low well yield, heavy recent use, or dry conditions be relevant?

A way to organise observations before you call. It narrows where to look; it does not diagnose the system.

Each branch narrows the field without naming a fault. That is deliberate — the same endpoint can be reached by more than one cause, and the confirming evidence is not available without instruments.

Safe checks you can make

  • Confirm no water at more than one tap, hot and cold, so a single fixture can be ruled out
  • Check whether mains power to the property is on and whether there was a recent outage
  • Look at the breaker panel and note whether the well pump breaker is in the tripped position
  • Listen near the equipment for whether the pump attempts to run when a tap is opened
  • Read the pressure gauge if one is visible and safely readable, and note the number
  • Note whether anything changed recently — a storm, a power cut, plumbing work, a hard freeze
  • Note whether water ran out gradually or stopped abruptly
  • Check whether a shut-off valve was recently closed by anyone in the household

If the breaker is tripped, you may reset it once. If it trips again, stop and treat it as an electrical fault — here is why that matters.

What only a professional should do

  • Any electrical testing of the pump, wiring, control box or pressure switch
  • Opening the wellhead or accessing anything inside the casing
  • Measuring water level or recovery in the well
  • Depressurising the system to check tank precharge
  • Pulling the pump, drop pipe or cable
  • Any adjustment to control or safety settings

When it is genuinely urgent

Treat it as urgent if there is no water for drinking, sanitation or firefighting; if anyone in the household is medically vulnerable; if there are signs of electrical damage; or if there is flooding or water pooling around equipment.

Urgency is real, but it should not remove your right to a scope of work in writing. Even in an emergency, ask what is being replaced and what it costs before approving.

  • Whether the breaker has tripped, and how many times
  • Whether the pump makes any sound
  • What the pressure gauge reads, if you could see one
  • Anything you know about the pump type, age and setting depth
  • Whether the well has ever run short before
  • Any recent power, weather or plumbing events
