Pressure Tank Replacement

The pressure tank is the cheapest part of a private well system to get wrong and one of the most expensive misdiagnoses to pay for. This page covers what tank symptoms look like and where the limits of symptom-reading are.

What the tank actually does

A pressure tank holds a volume of pressurised water so the pump does not have to start every time anyone opens a tap. Inside, a cushion of air — usually separated from the water by a bladder or diaphragm — is what stores the pressure.

The pump fills the tank until the switch's cut-out pressure is reached and stops. Household demand draws the stored water down until the cut-in pressure is reached and the pump starts again. That cycle is the whole job.

When the air cushion is lost or the bladder fails, the tank stores almost nothing. The pump then starts and stops constantly, because there is no buffer between it and the tap.

Short cycling

Rapid on-off cycling is the symptom most associated with pressure tanks, and it is a good reason to have the tank checked. But it does not prove tank failure. Short cycling always means the tank failed is simply not true — the switch, a leak in the system, and the pump itself can all produce or contribute to the same behaviour.

What makes it urgent is not the noise; it is that repeated rapid starting is hard on pumps and controls. A system that has been cycling for months has been accumulating wear the whole time.

Waterlogged tanks and failed bladders

"Waterlogged" describes a tank that has lost its air cushion and effectively filled with water. On bladder or diaphragm tanks, this typically follows a failure of the separating membrane. On older-style tanks without a bladder, air can simply be absorbed into the water over time and needs restoring.

The distinction matters commercially: one of these situations may be serviceable, the other generally means the tank is replaced. Which applies to your tank depends on the tank type and its measured condition — not on the symptom alone.

Leave the diagnostics to someone with a gauge

Checking a tank's air charge properly involves depressurising the system and measuring precharge against the switch settings. Do not adjust valves, tap fittings or switch components yourself.

Tank sizing considerations

Tank size is not just a capacity preference. A tank that is too small for the system means the pump starts more often than it should; the wear consequences of that are the same as the wear consequences of a failed tank, just slower.

Sizing is generally considered against:

  • The pump's output and how long it should run per cycle
  • The pressure switch settings the system operates between
  • Household demand patterns and peak simultaneous use
  • Physical space available where the tank is installed

If a provider proposes a different tank size than the one you have, it is fair to ask what changed in the calculation.

Relationship to the pump

A failing tank makes the pump work harder; a failing pump can make the tank look guilty. This is the most common crossed wire in private well service, and it is why comparing pump and tank symptom patterns is worth doing before approving anything.

The reverse is worth knowing too: when a pump is being replaced, an old tank alongside a new pump is frequently raised as something to address at the same time. That may be legitimate. Ask what condition was measured, rather than accepting it as automatic.

When the pump itself may be fine

This is the whole reason this page exists. A household with rapid cycling and poor pressure can look, to everyone standing in the kitchen, like a household with a dying pump. If the actual fault is the tank or the switch, replacing the pump costs several times more and does not fix the behaviour.

Ask what was measured at the tank and at the switch before any downhole equipment is quoted.
